Cypress Boat and RV Storage was built in 2011. It features 95 drive-up storage units from 10’ x 10’ to 10’ x 20’ in size and 430 RV parking spaces (74 enclosed, 300 covered and 56 open). The approaches are wide to ease backing in long trailers. The facility is located in the deed-restricted community of Cypress in northwest Houston. These deed restrictions require area residents to locate their recreational vehicles away from their home-sites. The area also is experiencing strong housing growth. These trends have created a high demand for this storage property.

The Storage Depot was built in 2004 with some renovation in 2016. It features 475 drive-up storage units from 5’ x 5’ to 15’ x 30’ in size, 23 RV parking spaces and 220 climatized self-storage units. Storage Depot has a robust track record of high occupancy (95.5% as of 9/18/2019), strong truck rentals and ancillary sales. The property also includes individual door alarms. There are 10 buildings including 1,456 SF of office space.  The site has excellent exposure on Hwy 77 with over 16,000 vehicles per day. It is located less than one mile from Interstate 55/40 and seven miles from Downtown Memphis, TN. Please see the location maps to the right.

Lone Star Boat, RV & Self Storage was built in 2007, the property features 198 drive-up storage units from 5’ x 5’ to 15’ x 30’ in size, 64 covered RV parking spaces, 144 open parking spaces, and 67 climatized self-storage units. Lone Star has a robust track record of high occupancy (99.1% as of 7/01/2020), strong truck rentals, and ancillary sales. There are 8 buildings including 1,500 SF of office space.  This acquisition includes funding to build 276 new units including 90 new climatized units, 30 drive-up storage units, and 156 new RV parking spaces to be covered with solar arrays to power the facility and add a “green” image to the property.

Woodland Creek Apartments is a 61-unit class-A apartment community completed in 2020. It offers 1, 2, and 3 bedroom units ranging from 755 to 1,675 square feet. The property recently leased-up with mid-90s occupancy and stabilized rents. These 61 units were built as phases 1 and 2.

Planned Construction: In 2023 we plan to build an additional 128 units and more amenities. These additional amenities will add significant value for the owners of the initial 61 units without the additional capital costs for these amenities. It will also reduce the expense ratio due to economies of scale.
